Kotii has things ChatGPT will never have: direct MLS access, persistent memory on every client (preferences, deal-breakers, family details, the notes you've added over months), and a writing voice trained on yours so drafts actually sound like you. ChatGPT writes text. Kotii runs on your business data. You can use ChatGPT to draft a follow-up in 30 seconds. Kotii knows which client to draft for, what they care about, and what not to repeat because it's already in their memory file.

Your client data is yours. We don't sell it, and your conversations aren't used to train any AI models. A one-click CSV export is on the near-term roadmap; until that ships, email us and we'll hand you the full export within 24 hours. If you cancel, we permanently delete your data after 30 days. If this stops working for you, you walk away with everything you came in with.

Kotii never impersonates you. Here's the exact boundary: for anything client-facing — texts, emails, DMs — Kotii drafts the response in your trained voice. You read it, edit it if you want, and send it from your own phone, email, or DM. The message goes out from you, because you actually sent it. We're deliberately not auto-sending anything to clients on your behalf — agents who cross that line lose client trust and we're not going to help them do that.

Most agents who switch to Kotii end up canceling their content tool and a chunk of their automation subscriptions, because that's where Kotii fully replaces the work today. What you keep depends on your setup: if your brokerage requires you to use a specific CRM for compliance, keep it (CRM sync is on the roadmap but not live yet). If you have paid ad campaigns running through a platform, keep that platform for the campaigns. If you rely on a showing scheduling app, keep it — we don't replace that yet. On your first day, we'll look at your current stack with you and tell you exactly what to keep and what to cancel.

Kotii is useful the first day. Here's what to realistically expect:

Day 1: You add your active clients through the dashboard (bulk CSV import is next on the roadmap) and paste 3–20 of your real writing samples so Kotii learns your voice. She starts watching the MLS for matches immediately.

Week 1: Kotii has caught her first MLS matches, drafted her first round of follow-ups in your voice, and you've started building a memory file on each client (preferences, deal-breakers, family details, conversation notes). Most agents have their first “oh, this is different” moment somewhere between day 3 and day 5.

Month 1: Each client has a dense memory file Kotii draws from when drafting. The voice profile keeps tightening as you correct her drafts. The friction of writing the next message is meaningfully lower than it was a month ago.

Month 3: Kotii's memory of your book is dense enough that she's surfacing the right person to draft for first thing in the morning. Your voice profile, your client memory, and Kotii's catalogue of past drafts compound into something you don't want to live without.

The honest summary: useful day one, impressive week one, the kind of thing you don't cancel by month three.

The product

What Kotii actually does.

You sign up — that takes a minute. Then you add your active clients through the dashboard and paste 3–20 writing samples (texts, past emails, anything you've actually written to clients) so Kotii learns your voice. From that point, you can ask her to draft anything — emails, texts, Instagram captions, listing descriptions — in your trained voice, and she watches the MLS for matches in the background.

Kotii works with every major MLS board in Canada and the major US boards. If you're on a regional or unusual board, tell us during signup and we'll confirm before you pay anything. If Kotii doesn't support your MLS, you don't sign up — full stop.

Yes. During setup, you paste 3–20 of your real messages — past emails, texts, anything you've written to clients — and Kotii analyzes the tone, sentence length, vocabulary quirks, formality, sign-off style, and the things you'd never say. From then on, every draft she writes (emails, texts, Instagram captions, listing copy, postcards) is generated against that profile. You can retrain whenever your style shifts by pasting fresh samples. Auto-learning from your edits is on the roadmap.

You see every draft before anything goes out, because Kotii doesn't send messages to clients — she drafts them, you read them, you edit them, and you send them yourself from your own phone or email. There's no auto-send, by design. Drafts will occasionally be off, you'll edit them, and the next one starts a little tighter — that's normal, not a failure mode.

Not yet. Kotii handles text, email, DMs, and CRM updates. Voice is on the roadmap, but we're not shipping it until it's genuinely good — voice AI that sounds robotic or makes mistakes on a call with a client is worse than no voice AI at all. When we launch it, every Kotii subscriber will get it included.

Yes — the dashboard is mobile-responsive, so everything works on your phone browser the same as on your laptop. SMS and push notifications for the morning briefing are on the near-term roadmap; today the briefing lives in your dashboard.

Today every plan is a single agent seat — Solo and Pro both include one login, with Pro adding unlimited active clients, higher MLS sync frequency, and custom voice training on your past messages. Multi-seat collaboration (so your assistant can log in alongside you) is on the roadmap and will land before the brokerage tier.

Honest answer: probably, yes, if your assistant does things like drive to showings, pick up keys, stage open houses, or handle the emotional labor of difficult clients. Kotii does the digital work — the drafting, the follow-ups, the memory, the scheduling, the briefings. She makes your human assistant dramatically more valuable by taking the 60 hours a month of admin off their plate so they can focus on the things only a human can do. If you don't have an assistant yet, Kotii is what most agents can realistically afford before hiring one.

We're finalizing pricing for launch. If you sign up for early access, you'll be the first to know — and you'll be eligible for early-access pricing when we open up. The plan is to land somewhere that's a fraction of what a junior hire costs while keeping the team funded long enough to keep building.

Cancel within 30 days and we refund you in full, no questions. We'd rather lose a month of revenue than have an unhappy agent telling other agents Kotii wasn't worth it.

Data and privacy

How we handle your book.

Your client data lives in a Postgres database, encrypted in transit and at rest. It's not shared with other agents, not used to train AI models, and not sold to anyone, ever — that's a policy commitment we won't break. SOC 2 certification is on the roadmap as we grow into brokerage contracts. We take this seriously because we know the whole product falls apart if agents can't trust us with their book.

No. Your Kotii is trained on your book only. What Kotii learns from Sarah Chen's conversations with you doesn't benefit any other Kotii user, ever. The underlying AI models are general, but the memory and context are siloed to you. If you leave, your memory goes with you and nothing of yours stays behind.

Kotii is designed with real estate regulation in mind. She doesn't give legal advice, she doesn't misrepresent properties, and she flags anything that looks like a fair housing risk before it goes out. If your brokerage has specific compliance requirements around client communication storage, message approval, or CRM-of-record, tell us at signup and we'll configure Kotii to match. We're not a law firm and we can't guarantee compliance in every jurisdiction — but we're building the product so compliant workflows are the default, not an opt-in.

What's next

Where Kotii is headed.

In the next few months: AI Meeting Memo (record a client call, Kotii extracts structured notes and follow-ups), CMA presentation export, per-listing microsites, an open-house sign-in page that ties leads back to your dashboard, outbound email open and click tracking, and a self-serve CSV export. After that: a brokerage tier for teams, voice briefings, and a consumer-facing search layer that brings buyer leads directly to subscribing agents. We ship updates monthly and every subscriber gets everything new at no extra cost.

Kotii is built by a small team of engineers, designers, and former agents who were frustrated that no tool in this industry was actually worth what it cost. We're self-funded, which means we answer to agents, not to venture investors pushing us to chase growth at all costs. Those are good tools and some agents love them. The difference: Rechat and Lofty are CRMs with AI features bolted on — they still expect you to do most of the work. Structurely is a lead conversion bot — it's great at one thing and doesn't touch the rest of your business. Kotii is built from the ground up as a digital employee — the AI is the core of the product, not an accessory. If you're deep in one of those platforms and happy, stay. If you're stitching together three or four of them and still doing the work yourself, Kotii is what you've been looking for.
